A small town that grew up fast
Bondurant is in the middle of one of the fastest growth stories in Iowa. The city had 3,860 residents in 2010. By the 2020 Census that had jumped to 7,365 — nearly doubling in a decade. By the 2024 Special Census, the number was up to 9,393. The city itself says the population is now over 9,500 and growing about 5% annually. Bondurant is the fastest-growing community in Polk County and the second-fastest-growing in the state, behind only Waukee.
The city sits on the eastern edge of the Des Moines metro, about 15 miles from downtown via Interstate 80 or US-65. It was founded in 1884, when the railroad came through, and officially incorporated on December 23, 1897. For most of its history Bondurant was a small farming community of a couple thousand people. The city motto is “on the move” — and these days, it’s literal. The town spans four townships of Polk County: Franklin, Clay, Douglas, and Beaver.
Bondurant’s median household income is $128,341, well above the metro average. Homeownership is high — about 88% of housing units in Bondurant are owner-occupied, with the rest split among rentals and townhomes. The Bondurant-Farrar Community School District has over 2,750 students and is projected to keep growing for years. The city has been working with the University of Iowa’s Initiative for Sustainable Communities on managing all this growth — new housing developments, new commercial corridors, expanded infrastructure on what used to be farm fields.

The first Amazon fulfillment center in Iowa opened in Bondurant in late 2020 at 500 32nd Street SW. The $250 million project started with 1,000 full-time jobs at a $15/hour minimum and has since grown to over 2,300 employees. The arrival of the facility — code-named “Project Bluejay” during construction — transformed Bondurant’s daytime population and accelerated the residential growth already underway.

Historic downtown core

Northwest new builds

The exception is the historic downtown core, where the older 1900s-era homes have the same tight stairwells and narrow doorways as any other century-old Iowa house.
Amazon-driven daytime population
The Amazon fulfillment center on 32nd Street has more than 2,300 employees working in shifts around the clock. This affects traffic patterns on roads in and out of the facility and means a fair share of Bondurant moves are scheduled around shift work. Bondurant-Farrar Community School District
The Bondurant-Farrar district serves all of Bondurant plus the surrounding rural areas. Streets and addresses in newer developments
Bondurant’s growth has been so rapid that some newer streets in active subdivisions still don’t show up correctly in GPS. If your new address is in a very new development, send us the plat name and any nearby landmarks so the truck routes correctly. We’ve done plenty of these and we plan for them.
Predictable highway access
Bondurant has direct access to I-80 and US-65, which makes truck routes to and from the rest of the metro predictable on timing. Most moves out of Bondurant connect through I-80 west to downtown or NE 14th Street south into Des Moines. DART operates two bus routes through Bondurant that connect to downtown Des Moines, Ankeny, and Altoona.
Coordinating with active subdivisions
Bondurant has multiple subdivisions in active construction. New roads sometimes get paved on tight schedules, and occasionally a closing date shifts because of weather delays or final inspections.
